
Dry to Flooded to Thriving
Have you ever seen a heavy rain on a dry parched earth? It lands and puddles, some of it runs off, but it seems like the drought has been so intense that the ground has become concrete with almost no water being absorbed. That’s a great way of describing the current Possum Kingdom real estate market. It truly reflects the State of the Market.
Currently we’re seeing a steady stream of new lots and high-end multimillion dollar homes hit the market. Very few current listings are going under contract. The number of sales have been almost stale since around Thanksgiving of 2024. This stagnation ties directly into the current state of the market.
Back to the rain on the desert, the casual passerby may think there’s no hope for the land to grow. It repels the water like this. To the local farmer, they know this is normal for this time of year. The dormant grasses and seeds will indeed absorb this precious rain and thrive.
In the same way, to local realtors who have seen the cycle of real estate, we know that this is the norm for PK. We see the steady drop off of sales starting in September and funneling down to an almost stop by Thanksgiving. Minimal lots and homes are listed between then and Christmas. Then, with the new year, a large number of properties expire and come off the market. But with the new year (or after the election in this year’s scenario), there’s a flurry of new listings. In just the last 2 weeks, Matthew and Maggie have already been contacted to list 5+ new waterfront properties expecting to hit the market between now and March.
As the weather warms and we progress towards summer, we typically watch the number of sales steadily increase. By March, we see full throttle activity until August/September. Of the 6 waterfront properties currently under contract or already closed this year, Maggie Burgess‘s proves again why she’s consistently one of the top producers. She’s already closed 1 listing and has another listing under contract. That is 33% of the waterfront properties under contract or closed.
